Window film for offices and commercial buildings

IrisPro assesses commercial glazing for solar heat, glare, UV exposure and useful daylight before recommending a film. The right specification depends on the existing glass, façade direction, building use, access and required appearance. Suitable film can be retrofitted to compatible glass without replacing the whole façade.

What should a property team provide?

Share the building location, glass type if known, photos and dimensions, sun-facing elevations, hot or high-glare zones, occupied hours and any energy, GBI or ESG objective. A site review may still be needed before a final specification.

What evidence should be requested?

Request model-specific technical data for solar and visible-light performance, a glass compatibility review, the installation scope and any agreed measurement plan. Savings and GBI claims require the building’s own data and appropriate assessment.

Choose for the glass.
Specify for the space.

Film selection should consider glass type, building height, façade orientation, direct-sun exposure, privacy needs and local project requirements.

Clear answers.
No confusion.

01What is the best window film for heat reduction in a Malaysian building?

The suitable heat-rejection window film depends on glass type, façade direction, sunlight intensity, desired visible light and whether the project is residential or commercial. East- and west-facing glass usually needs stronger solar-control performance than glazing with less direct sunlight.

02Can house window tint reduce heat without making the room too dark?

Yes. High-visible-light window film can reduce part of the solar heat and ultraviolet exposure while keeping useful daylight and the outdoor view. Select VLT and TSER together rather than judging film only by darkness.

03Does privacy window film provide privacy at night?

Reflective privacy film works best during daytime when outdoor light is brighter. At night, when indoor lighting is brighter than outside, the reflective effect reverses and curtains or blinds may still be needed for privacy.

04Can UV window film help protect families and furniture?

UV window film helps reduce ultraviolet exposure through glass and can slow sunlight-related fading of furniture, flooring, curtains, artwork and merchandise. IrisPro UV+420 architectural film extends protection through UV400 and into HEV blue light up to 420 nm.

05Can office and commercial window film improve energy efficiency?

Solar-control building window film can reduce solar heat gain through glazing and lower part of the air-conditioning demand. Actual energy savings depend on the film, glass, façade orientation, HVAC system, operating hours and building conditions.

06Are IrisPro architectural window films SIRIM certified?

IrisPro uses some of the same film products for automotive and architectural applications. The SIRIM certificate supplied by IrisPro lists selected models under MS 2669:2017 (AMD. 1:2018) and describes its product scope as tint film on glazing of road vehicles. For a building, confirm the exact model, glass compatibility and any separate project submission requirements; do not assume every architectural film is listed or that this licence awards GBI points.

See the certificate scope and model schedule
07Can a commercial building use window tint instead of replacing glass?

Window film can be assessed as a retrofit on compatible existing glazing when the goal is to reduce solar heat and glare without replacing the whole window. It does not automatically provide the same thermal or optical performance as new Low-E glass. Compare the complete glazing, daylight, installation and measured project objectives before specifying a solution.

Compare retrofit film and Low-E glass
08Can window film reduce building energy use?

Window film can reduce solar heat gain through glazing and therefore lower part of the cooling load. Actual savings depend on the glass, façade, orientation, film, HVAC system and operating conditions.

09Will building film make rooms too dark?

Not necessarily. IrisPro offers different visible-light transmission levels, including high-clarity options designed to preserve daylight.

10Can film be installed on all glass?

Film must be matched to the glass type and building conditions. A professional assessment helps manage thermal-stress and compatibility considerations.
